Your architecture degree is behind you. The exam that puts you into a two-year MArch programme in Maharashtra is not JEE, not GATE - it is MAH-M-Arch-CET, conducted by the State Common Entrance Test Cell, Maharashtra. Forget the sprawling papers you prepared for during BArch. MAH-M-Arch-CET is a single-sitting, 60-minute online test [s:gap9]. No design drawing. No portfolio review. Purely multiple-choice, 50 questions across five sections worth 100 marks. Every correct answer gets you 2 marks. Wrong answers cost nothing - there is no negative marking [s:gap9].

The language is English only [s:gap9]. You get 60 minutes flat - 1.2 minutes per question. The syllabus spans building systems, materials, green building concepts, ecology, environmental design, architectural movements (Indian and global), urbanisation, town planning laws, and the National Building Code [s:gap9]. The CET Cell does not relax its gate. You must hold a BArch degree (or be in the final year) from a Council of Architecture-recognised institution. The minimum aggregate required is typically 50% for general category and 45% for reserved categories - but verify the exact numbers from the 2026 information brochure once it is published on cetcell.mahacet.org. Indian nationality is non-negotiable. There is no upper age limit.
If you belong to Maharashtra domicile categories, you compete primarily within the state quota. All India candidates get roughly 15% of seats in unaided institutions, as is the standard CET Cell quota structure for professional courses. The brochure will spell out seat distribution.

The Shikshan Shulka Samiti (Fees Regulating Authority) decides final approved fees for private unaided colleges, and those can differ from what appears on informational websites.
Once the CET result lands, you register on the CET Cell's admission portal. The Centralised Admission Process (CAP) runs multiple rounds, mirroring the engineering and MBA counselling model that Maharashtra has used for years. You fill your preferences - college and specialisation combinations - online. The system allotts a seat based on your CET score, your category, and your preference order.
You can accept, float (hold this seat while waiting for a better one in a later round), or withdraw. Miss a reporting deadline and the seat dissolves. After CAP rounds conclude, institute-level rounds may fill leftover seats, but these are uncertain and rarely include the in-demand programmes at top colleges. Never pin your hopes on a spot round.
Maharashtra CET Cell typically reserves about 85% of seats for candidates with valid state domicile. The remaining 15% constitute the All India quota. Reserved categories - SC, ST, VJ/DT-NT(A,B,C,D), OBC, EWS, and others eligible under state norms - receive statutory reservation within both the home-state and All India pools. The exact percentage distribution appears in the seat matrix released before CAP Round 1. If you do not hold Maharashtra domicile, your realistic shot is limited to the All India quota in private unaided colleges. Government and aided seats are almost entirely state-candidate territory.
MAH-M-Arch-CET cutoffs are not published in advance. They emerge only after each CAP round. Colleges like Sir JJ, Rizvi, and D.Y. Patil typically close at higher percentiles for specialisations like urban design or sustainable architecture. Newer or lower-demand colleges clear at lower marks. The exam is compact - 100 marks with no negative marking - so even a small slip in one section can drop your rank meaningfully. Do not wait for a cutoff list to decide your preferences.
